What's on the docket

Three asset classes. Reviewed weekly.

01
Real Estate Syndications
Industrial, multifamily, and commercial.
Sourced from operators with documented exits. Reviewed on structure, sponsor track record, and market conditions. Most deals reviewed never make the docket.
02
Business Acquisitions
Owner-operated. Cash-flowing. Under formal review.
Clean books, documented cash flow, and a named transition. Reviewed on SBA eligibility, succession risk, and deal terms.
03
Private Credit
Senior secured. Bridge funds. Direct lending.
Reviewed against current rate conditions — not the environment deals were underwritten in. Exit risk is named, not buried.

How deals are scored

Not every deal makes The Docket. Here's why.

Each deal carries a score from 0 to 100 across operator track record, deal structure, and market conditions. The score is a conviction signal — not a return projection. It determines the publication tier and what subscribers receive.

ScoreTierWhat subscribers receive
80 – 100Featured DossierHighest conviction. Full analysis published — capital stack, operator review, and scoring rationale in full.
65 – 79On the DocketMerits review. Full entry with scoring breakdown published in the weekly issue.
50 – 64Worth WatchingLimited conviction. Published with explicit caveats. Additional diligence required before acting.
0 – 49Not ClearedBar not met. Published as a transparency signal — so subscribers see what was reviewed and rejected, and why.

Who this is for

The quiet confidence of seeing a market that was, until now, invisible.

Accredited investors with capital to deploy and no seat at the private markets table
Analytically-minded professionals — doctors, founders, operators — allergic to hype
Time-poor investors who want scored signal, not raw deal flow
Anyone already paying for financial advice and getting no private market exposure from it
What The Docket is not
We are not an advisor, broker, marketplace, or fund. We don't sell the deals we surface — that independence is the structural condition that makes the intelligence trustworthy. Remove it, and the whole product collapses. We are the docket.
